"Plutovo"



 

     We call your attention to a principally new kind of the country immovable property – a cottage town of a high level class with developed infrastructure.

     The settlement is situated in a climatic health resort zone of a state significance – in a prestigious district of Contche-Zaspa, near village Pliuty in a pine forest, only 24 km from the south outskirts of Kiev in the direction of Obukhovskaya route.

     An amazing natural oasis is preserved here – a relic pine forest. Up to 10 big conifers grow on every plot, the age of some of them reaches 80 years. The unique technology of building the engineering networks allows preserving in maximum the biological background and natural landscape.

     Settlement “Pliutovo” includes 19 plots with the individual houses, security edifice in the main entrance, public center with swimming pool and gym, playground for children, guest parking, as well as other necessary engineering structures.

     A maximum level of comfort and security of living in the settlement is assured by a three-level security system, well-considered system of engineering constructions and utilities, convenient location of infrastructure, erected in a recreation zone of the settlement.

     A well-trained and kind personnel of the own exploitation service, whose top priority task is guaranteeing of a comfort of your living, is at disposal of the residents. The public center of “Pliutovo” includes:

                        - indoor swimming pool with a modern air ozonization system;
                        - sauna;
                        - massage room;
                        - gym (training room).

 All the houses in the settlement have a common architectural design, which advantageously harmonizes with a picturesque landscape of surroundings. Materials and technologies, used during construction works, meet completely the contemporary requirements as for ecology and security.

     The main road with an asphalt surfacing, having branches for the approaches to the houses, is envisaged by the overall plan of “Pliutovo”. Entrance into garage and avenues on the plots is paved with decorative pavement tile.

     The improvement of the settlement’s territory also includes construction of a high noise-protective fence on the perimeter of the village, playground for children, lighting of inside streets and outside perimeter of the settlement, installation of benches in the recreation zone near public center.

     All the above-mentioned will permit you to enjoy in full measure a comfortable life and silence not far from the capital.

MODEL PROJECT OF COTTAGES.

     The common architectural concept lies on a basis of construction of the cottage settlement “Pliutovo”.

     The general architectural idea is creation of the image of West European house taking into account the Ukrainian traditions and peculiarities of the surroundings.

     Depending on the area and location of the plots, three model projects of brick houses are represented in the settlement: “Optimum”, “Medium” and “”Premium” with the total area from 298 to 428 sq. m.

     Every project can be realized with different variations of plaster colors and elements of external finishing, which do not break the general architectural concept of the settlement dwellings.

     The lay-out of brick houses is envisaged on two levels: the ground and the first floors.

                   Ground floor – traditionally domestic: sitting-room with a fire-place, dining-room, kitchen, guest bedroom, hall with wardrobe for the outer clothing, built in garage for 1-2 cars, connected to the lobby of the front zone. You can go out from the sitting-room or the dining-room to the indoor non-glazed terrace.

                    First floor – private zone: the main bedroom with cloak-room and bathroom, study, second and third bedrooms with cloak-rooms and bathrooms.

     The projects of brick cottages do not almost differ by the variety of rooms. The difference in area and volume is seen only in their dimensions.

 

MATERIALS AND TECHNOLOGY.

     One can imagine the model house in the cottage settlement as follows:

Outside walls. 
     Outside walls’ thickness is 380 mm and they are made from ceramic full bricks.

     The system of external thermal insulation “AKURAT”, worked out together with the leading German chemical CONCERN “Wacker-Chemie GmbH”, is used for finishing and warming the façade.
The combined thermal insulation with thickness of 100 mm consisting of foam polystyrene and warming materials on the base of basalt minerals is outside the bearing wall, under the protective layer and decorative acrylic plaster layer.

     This “classical” structure is widely popular in Ukraine nowadays, because it is very convenient for the climate of Ukraine and no other can give such a high stability of temperature inside the dwelling. During the fluctuation of temperatures the walls accumulate the heat or give it or restrain the quick heating of the house with the sunlight. It reduces to minimum the operation of heaters or air conditioners, as well as their negative influence to the quality of air in the house and its humidity.

■ Foundation and ceiling.
     Foundations and ceilings are made from an in-situ reinforced concrete with a strengthen armouring, which ensures the highest reliability and longevity of exploitation.

■ Roof.
     The roof of the cottage is made from metal tiling produced by “RUUKI” (Finland) with trade mark coating “Pural”. Visually it reminds of a usual tile but has all the advantages of a metallic roof. Roofing from the company “RUUKI” has a well-deserved popularity and adorns thousands of building all over Ukraine. The coating is chemically resistant, supports well the high temperature, solar radiation and considerable fluctuations of temperature. The improved formula of polymer coating not only protects the roof from harmful atmospheric influence but preserves its initial color.

■ External finishing.
     The finishing of façade is done with the use of decorative acrylic plaster “AKURAT”, having the following advantages:

                       - resistance to the mechanical influence:
                       - resistance to humidity and suitability to any atmospheric precipitations;
                       - heightened resistance to corrosion and wear;
                       - availability of anti-mould and anti-fungous qualities;
                       - minimum soiling of the façade thanks to the antistatic additions;
                       - frost resistance and suitability to the climate of Ukraine;

     The socle is finished with natural stone.

■ Windows.
As the main set of materials for the plastic windows and doors we use the system of a plastic 5-chamber profile of the latest generation, worked out and produced by an extremely known German company “REHAU” – pioneer and leader in design and implementation of polymeric materials in construction.

■ Garage gate.
Garage gate from the firm “NORMANN” differ by their easy and noiseless motion and provide with the needed liability. Section gate opens vertically. Thanks to this the garage area can be used fully. The locking device preserves from the backward motion of gate. A well-examined latch-operated lock protects from breaking in. The garage, situated near living accommodations gives an additional thermal insulation to the house, which reduces the expenses for heating.
A roll away entrance gate is metallic and has a driving gear from “NORMANN”.

■ Fence.
The fence of the plot is made in one style: pillars from texture bricks “FAGOT, 1.5 m high with metallic netting apertures.

 

SUPPLIES.

■ Gas supply.
The cottage is connected up to the gas pipeline of the middle pressure. The counter of gas expenditure is installed.

■ Heating.
The cottage has an autonomous fire-chamber. The complete set of boiler equipment from “BUDERUS” (Germany) is installed. The possibility of connection of the additional circuits of “heated floor” and ventilation is envisaged too. The system of heating is installed. The radiators are assembled.

■ Water supply.
With the purpose of uninterrupted supply of drinking water the cottage is connected to the water-main of the nearby village, which takes water from two artesian wells (Jurassic – 182 m and Cynoman - 80 m). The device of expenditure account is installed. There is a water pipeline for technical water fed from the third artesian well.

■ Power supply.
The power cable connected to the electric circuit of the settlement is installed into the cottage. Received electric power is 20-25 kilowatt/h. The electric power expenditure counter is installed outside the plot.

■ Sewerage system.
The individual system of local installations for purification of sewage (LIPS, bioreactor, made by “BIO CLEANER”, Czech Republic) is situated on the territory of the plot. In the places envisaged for the lavatory cum bathroom there are the posts of sewage.

■ Telecommunication.
Kiev telephone number, cable television, detached Internet line.
